We're experienced in every type of real estate transaction- traditional residential resales, short sales, bank owned properties, corporate relocation, new construction, multi-family, commercial properties, rentals, and land.  We specialize in Sussex County as well as Morris and Warren Counties.  We are always happy to advise people about the current real estate market even if you aren't quite ready to make a move.  We understand that in this complex real estate environment it's sometimes difficult to make sense of things.  We're here to help! 

Finding the Perfect Home for You, Guiding You through Every Step of the Way

Beginning Stages:

1.  Introduce you to our Gold Services Manager who will answer any of your mortgage related questions; including purchasing power, different loan options, monthly payment scenarios and more

2.  Review of all current inventory that may suit your needs (including real estate listed with other real estate companies.  We can look over this information in person, via e-mail, mail, whatever is most convenient for you.

3.  Schedule a time to start viewing some of the homes that you’d like to see at a convenient time.

4.  We’ll get the answers to all of the questions you have about the homes that we view, and in the meantime we can revise our search, if necessary.

Making an Offer and Negotiating

1.  We’ll review comparable sales with you so you can rest assured that you’re paying a fair price

2.  We’ll guide you through the sales contract, explaining all parts of the home purchase contract.

3. We’ll negotiate hard to get you the best possible price

4. We have the experience to know what’s important to particular sellers.  In some cases, the seller’s comfort level with your mortgage approval or the feeling that you’ll appreciate their home is just as much as they did is as important as a few thousand dollars more or less in their pocket. 

Getting to Closing

1. We’ll help you choose an experienced real estate attorney (unless you already have one picked out) and work with your attorney throughout the purchase process to ensure a smooth transaction

2. We’ll meet with the home appraiser to ensure that they have all the relevant information about the home you’re purchasing

3. We’ll help you choose a reputable home inspector (if you haven’t picked one out), and be present throughout the inspection process

4. If necessary we’ll meet contractors at the home if estimates are necessary to negotiate home inspection requests

5. Throughout the process we’ll communicate with the sellers’ realtor, both attorneys, and your mortgage broker to ensure that everything is going smoothly

6. For traditional home sales, it is the sellers’ responsibility to fulfill requirements for the town’s certificate of occupancy.  For distressed sales it is the buyers’ responsibility and we will guide you through fulfilling the town requirements

Some Additional Notes:

1. We understand that every home buyer is unique and that the process can be very stressful so we’ll do everything possible to ensure you’re comfortable with the home buying process

2. We are available 24/7- we answer our phones, and respond to emails and text messages quickly

3. We know that you may have a specific time frame to close on your new home; and we’ll do everything in our power to ensure that you close on time
